    What flooring installation costs in the Lower Mainland

    These are our typical labour ranges for residential work in Vancouver, Burnaby, Surrey, Coquitlam, Richmond and across Metro Vancouver. They cover installation; flooring material is separate and depends on what you choose.

    What actually drives flooring cost

    If you have been given wildly different quotes for the same room, it is usually because they made different assumptions about these five things.

    Be careful with quotes that skip the site visit. A price given over the phone has assumed your subfloor is fine. If it is not, that assumption becomes a change order once the old floor is up and the crew is already in your house.

    How much does laminate flooring installation cost per square foot?

    Our typical laminate installation range is $2.50 to $3.50 per square foot in Vancouver and the Lower Mainland, with underlayment included. Luxury vinyl plank runs $2.50–$3.75, engineered hardwood $3.00–$5.00, floating solid hardwood $4.00–$6.00 and glue-down solid hardwood $5.00–$8.00. Flooring material is separate, and removal of an existing floor or subfloor levelling is quoted on top. These are estimated ranges for budgeting — every project gets a free on-site estimate with a written quote.

    What affects the cost of a flooring installation?

    Five things move the number most: the area in square feet, the type of flooring and how it is fixed down, whether an existing floor has to come out, the condition of the subfloor underneath, and extras like stairs and baseboards. Layout complexity matters too — many small rooms take longer than one open space of the same size.

    Why is removing tile more expensive than removing carpet?

    Carpet lifts out quickly. Tile has to be broken up and the adhesive or mortar bed ground back to a sound, flat surface, which is slow, heavy and generates a lot of debris to haul away. That is why we ask what is on the floor now rather than treating all removal the same.

    Is levelling always needed?

    No. Many floors are within tolerance and need nothing. Older homes with settled joists, and slabs that have cured unevenly, often need spot levelling or a full pour. We measure flatness during the free on-site estimate so it is priced before install day rather than discovered during it. Our subfloor preparation guide explains what we look for.

    Do you have a minimum project size?

    Yes — our minimum service charge is $500 to $750. Small jobs still involve setup, materials, tools and travel, so very small areas are quoted at the minimum rather than by the square foot.

    Is the calculator result a quote?

    No. It is a budgeting range based on typical projects. Final pricing depends on the flooring material you choose, the actual condition of the subfloor, layout complexity and any preparation required. Every project gets a free on-site estimate with a detailed written quote before work begins.
