Luxury vinyl plank runs $2.50–$3.75, engineered hardwood $3.00–$5.00, floating solid hardwood $4.00–$6.00 and glue-down solid hardwood $5.00–$8.00. Flooring material is separate, and removal of an existing floor or subfloor levelling is quoted on top. Five things move the number most: the area in square feet, the type of flooring and how it is fixed down, whether an existing floor has to come out, the condition of the subfloor underneath, and extras like stairs and baseboards. Layout complexity matters too — many small rooms take longer than one open space of the same size.
Carpet lifts out quickly. Tile has to be broken up and the adhesive or mortar bed ground back to a sound, flat surface, which is slow, heavy and generates a lot of debris to haul away. That is why we ask what is on the floor now rather than treating all removal the same.
No. Many floors are within tolerance and need nothing. Older homes with settled joists, and slabs that have cured unevenly, often need spot levelling or a full pour. Yes — our minimum service charge is $500 to $750. Small jobs still involve setup, materials, tools and travel, so very small areas are quoted at the minimum rather than by the square foot.
